The service covers all phases of the relocation process: from planning the smart factory to supporting ongoing operations. The Smart Business Park is 25.7 hectares in size. Of this, 2.5 hectares have already been reserved. There are 16.5 hectares available for manufacturing and skilled trades in the north of the site and 6.7 hectares for services in the south. Settlement can take place from 2024.
The commercial areas are embedded in an extensive park and wall landscape and offer a wide range of sports and leisure activities.

he city of Osnabrück is located on the east-west axis from the Netherlands to Eastern Europe and from the German seaports to the Ruhr region. It is considered the first hub in the hinterland of Europe's largest seaports. 68% of EU citizens can be reached by truck within 24 hours and 90% within 48 hours. Travelers will also find fast ICE connections on the north-south as well as east-west axes. The container terminal, newly opened in 2021, enables the transfer of goods from road to rail. Bulk goods can be transferred to ships at the Port of Osnabrück. Münster-Osnabrück International Airport offers direct connections to major European cities and international hubs.
Smart Businesspark Limberg is located on the outskirts of Osnabrück just three minutes from the A33 freeway. The A33 (Bielefeld, Paderborn) together with the A1 (Hamburg, Bremen, Ruhr area) and A30 (Hanover, Amsterdam) form a freeway ring around Osnabrück. The ring still has a gap of 9.3 km between the A33 and the A1. But this is to be closed by further construction (new construction) of the A33 North in the next few years. The Limberg Park will of course also be accessible by e-bus.
