The retail space on the ground floor has a generous, almost floor-to-ceiling window front that is slightly slanted towards the street front. As the entrance to the store unit has been moved several meters deep into the building, the corner shop windows offer a particularly good view of the space. There is also a showcase on the left-hand side of the building, glazed on three sides, which is also ideal for displaying goods! The penultimate tenant had a permit from the city for the electric awning, which may have to be renewed for a new use.
To the left of the entrance to the retail space is the entrance door to the stairwell. In the lower hallway area, you will find a connecting door to the store unit to allow easier access to the upper rooms.
The retail space in the front area offers approx. 63.5 m² of retail space and has an above-average ceiling height. In the rear area (extensions from the 1920s and 1966) with an area of approx. 30 m², there are various smaller rooms available. There is one room with a normal ceiling height and an acrylic glass dome light from 1966, and two further small rooms with rather low ceilings. From the front of the small rooms you can reach the WC and also the small cellar. The cellar is damp but not wet and was valued at 0 m² in the calculations.
The extension on the mezzanine floor offers you an area of approx. 17 m², currently used as a workshop in simple construction. There are still four wooden windows with single glazing. The boiler room and a small WC are also located here in the access area.
On the second floor there are a total of 5 rooms with a total area of just under 73 m². The kitchen, living room, dining room, bedroom and a storage room are currently located here. The two rooms facing the street have a connecting door, painted white and matching the other room doors on the upper floors, which were renewed in 2023. The wall between the bedroom and storage room was opened up to create a room. However, the wall here could also be closed again.
A further 5 rooms with a total area of approx. 53.5 m² are available on the 2nd floor. On the one hand, you will find a bathroom renovated in 2023 with bathtub, WC and washbasin, as well as 4 further rooms, whereby the rooms facing the street and the rear have windows and the rooms on the left side have skylights. The rooms on this floor have sloping ceilings with a low kneeling floor.
All in all, this is a property with a lot of potential, even if the structurally rather simple extensions on the ground floor and mezzanine would certainly be thoroughly renovated in the long term. These points would be discussed in more detail during an on-site viewing!
