The first phantom plans for the upper floors are already complete and can be found here in the exposé! Two usage units have been planned for the 1st floor, one usage unit for the 2nd floor and one usage unit for the 3rd floor. The escalators from the previous use will of course be removed. A new passenger elevator with clear minimum cabin dimensions of approx. 1.10m x 1.40m is planned in the stairwell area.
Contrary to the photos shown, various openings for generous window areas are planned for the rear, lower areas, so that the areas are prepared for as many different uses as possible. The planned additional window areas can be found in principle in the attached phantom plans!

The rental price quoted includes a basic fit-out package for floors, walls, electrical and network cabling, as well as heating and ventilation.
///// GENERAL BUILDING DESCRIPTION /////
The building will be completely refurbished in terms of energy efficiency, roof refurbishment with appropriate insulation and insulation of the façade sections.
A new elevator system with minimum clear cabin dimensions of approx. 1.10m x 1.40m is being built to provide access to the upper floors.
///// SHELL CONSTRUCTION
Door and window openings in interior and exterior walls are created or enlarged as required.
The screeds on the upper floors are replaced by floating screeds with impact sound insulation. The permissible load-bearing capacity is 5 kN/m² according to the structural analysis. A leveling filler will not be applied by the landlord.
For the areas on the 1st floor, surface weights of approx. 30 kg/m² for TGA and approx. 20 kg/m² for suspended ceiling constructions were applied. Higher loads must be agreed on a case-by-case basis. By signing the contract, the tenant undertakes to comply with the above-mentioned static specifications.
Electrical and building services installations in shell walls are not possible and must be surface-mounted or in facing shells to be provided by the tenant in the course of the fit-out.
///// EXTERIOR WINDOWS & DOORS
All individual windows on the south and north façades will be renewed as an aluminum window system with insulating glazing, white with external venetian blinds as sun protection. There is no external sun protection on the windows on the 1st and 2nd floors along Lange Straße and it cannot be installed. The tenant is responsible for installing internal sun protection.
///// INTERIOR WALLS
The existing walls will be provided with new lime-cement plaster and rubbed down.
All solid walls will be finished with a Q2 surface. The position of the door openings will be determined in consultation with the tenant. Door frames can only be retrofitted as 2-part surrounding frames.
The partition walls within the rental space will be constructed as plasterboard walls with metal studs, with a minimum thickness of 12.5 cm or in accordance with sound and fire protection reports. Stabling on the unfinished floor only for F90 walls. All walls with connection to bare floor. Sound insulation and fire protection as required or in agreement between tenant and landlord.
All walls will be painted/whitewashed, wet abrasion class 2. The surfaces of the walls will be finished in Q2 or Q3.

Standard doors with HPL surface coating and steel frames. Colors according to sample. Optionally available with glass side panel, glass cut-out or glass fanlight. If required, hold-open systems with automatic smoke detectors can be used in consultation with the tenant/landlord.
The sound insulation requirements of all doors are implemented in accordance with DIN standards and the specifications of the sound insulation report. Door handle/plate in stainless steel.

The building is supplied with heating and cooling energy via air-to-water heat pumps.

The consumption of the individual areas of use will be recorded via separate meters.

All areas will have radiators or heating walls. The design for offices and commercial areas is 21°C, storage areas at least 15°C.
///// Ventilation systems
The office units are equipped with decentralized air handling units and include a heating coil, control, heat recovery and filter technology.
The supply air is introduced into the office areas at 21°C in winter and 18°C in summer. The ductwork is installed in the suspended ceiling of the corridors within the tenancy.
///// Cooling systems
Static cooling is generated by the air-to-water heat pump. The building cooling is only available outside the heating period.
For the offices on Lange Strasse on the 1st and 2nd floors, recirculating air cooling units are installed in the basic configuration to achieve a cooling capacity of 40 W/m². A further 10 W/m² is achieved via the pre-treated air, so that a total cooling capacity of 50 W/m² is available for the cooled areas. No cooling is provided for the other courtyard-side offices. However, all offices (50 W/m²) can be equipped with cooling on special request.
///// Cooling IT/server rooms
The IT and server rooms of the office rental units have a split cooling unit with a cooling capacity of max. 5 kW.
///// Emergency power system
An emergency power supply for the building is not provided.
///// Safety lighting
The escape and rescue routes are equipped with an emergency lighting system including escape sign luminaires.
///// Low-voltage switchgear
A connected load of 40W/m² is provided for the office areas.
///// Cable network
Within the individual usage units, the cables are mainly laid in the parapet cladding/ducts, cavity walls or in the suspended ceiling area of the corridors provided for this purpose. In areas without suspended ceilings, the installation is visible on cable trays or in cable ducts and installation pipes.
The installations in the offices are extended into the rental space and can be routed to the workstations if required. A space holder is provided in the parapet cladding for the extension. The connection of the cable routing in the parapet duct must be clarified in the course of tenant planning.

The entire building will be equipped with a comprehensive fire alarm system.
///// Conveyor systems
The new passenger elevator in stairwell A serves floors UG - 3rd floor (5 stops) and offers the option of transporting people lying down. This elevator is available to all tenants in the building. The elevator is designed as a through-loader with a load capacity of 1,000 kg. The dimensions of the elevator car are 2.10 m x 1.10 m.

Advertising installations must be agreed with the landlord and the City of Oldenburg. The tenant is responsible for submitting the application.
