The special areas 1-3 (SO 1, SO 2 and SO 3) defined in accordance with Section 11 (1) BauNVO are intended for use as a science park, in which only the following uses are permitted:
- Knowledge-based business start-ups from universities,
- Knowledge-based companies that are characterized by their connection and cooperation with universities, a high proportion of highly qualified employees, and only a subordinate end- or private-customer orientation
- University projects, transfer departments, third-party funded projects, (special) research departments, research institutes, etc.
- Research and development departments.
As an exception, general service uses with a maximum floor space of 250 m² may be permitted in SO 1-3.
In SO 1 and 2, apartments for plant managers and supervisory staff are permitted as an exception only on the upper floors.
In SO 3, apartments for plant managers and supervisory personnel are permitted as an exception.
