Description

In 1618, the influential Esich merchant family had a magnificent gabled house built in the Weser Renaissance style - just a few steps away from the city weigh house - and shaped the political fortunes of the city for 200 years. After its destruction in the Second World War, the ground-floor bays and the portal were reconstructed and the upper floors redesigned. In order to do justice to the significance of the location, the façade of the vinegar house is to be partially reconstructed and existing spolia integrated into the façade and the historic vinegar house hall. The new, transparent and filigree sandstone façade in the style of the original Essighaus will document the history of the building, while behind it the most modern new building on Langenstrasse will provide extensive, expansive space for offices, stores and restaurants in connection with the Jacobshof. The building tapers upwards, creating terraces and balconies for the users of the office floors with views over the historic old town.

From its opening in 2025, the Balgequartier will be overseen by a district management team responsible for management and marketing/event management.
Fixtures and fittings:
The new Essighaus building presents itself with an architecture that relates to the new Balgequartier in terms of materiality and proportions and, with four restaurant/retail spaces on the first floor and second floor, creates an attractive connection to the newly emerging Jacobshof, which promises a place with a high quality of stay with its piazza in the inner courtyard.
The rest of the interior of the new building is characterized by a reduced interplay of different materials. The office rental space still available on the upper floors, covering approx. 1,570 m², can be subdivided on a modular basis and is to be equipped according to the individual requirements and ideas of the respective users.
The Essighaus will be built to the highest sustainability standards and will be LEED certified on completion.

The property also boasts the following exemplary features:

Equipment:

- external sun protection
- Cooling/ventilation
- Carpet or comparable high-quality floor covering
- Offices optionally with glass walls
- Free-standing luminaires for maximum spatial flexibility
- Brand kitchens
- Café lounge (on request)

- Integration of historical spolia in rental spaces (on request)

Parking spaces:

- The BREPARKhaus Pressehaus, just a minute's walk away, has sufficient car parking spaces, which can be rented at a maximum daily rate of EUR 14.00 gross and a monthly fee of EUR 155.00 gross.
Location:
Based on the four historically impressive buildings Johann Jacobs Haus, Stadtwaage, Essighaus and the Kontorhaus with their outstanding architecture that characterizes the quarter and new qualities in the public space, an urban development jewel with great appeal far beyond the borders of Bremen is being created in an outstanding location in the immediate vicinity of the market square.
Other details:
An energy certificate will be issued after completion of the new building in accordance with § 80 GEG (2020). The owner is aiming for sustainable and energy-saving management of the building and is having the construction work supervised by an engineering firm specializing in sustainable building management. The New Essighaus is to receive Leed Gold certification.

Within the scope of the architectural possibilities, the floors can be designed variably. This means that future users will be able to configure the office space according to their individual needs.
The attached floor plans show the current layout of the space, which does not have to be followed.
A structural adjustment of the space may lead to an adjustment of the rent!
The ancillary costs include all the usual operating costs (electricity costs, property tax, insurance, waste disposal, etc.).
